Branded residences are homes designed, finished or serviced under the name of a luxury brand, from hotel groups to fashion houses and car makers. Marbella has become one of Europe’s busiest markets for them, and Tierra Viva in Benahavís, designed with Automobili Lamborghini, is one of the few branded projects made of detached villas rather than apartments.

What makes a residence “branded”
- Design signature. The brand shapes the architecture and interiors, so the home carries a recognisable identity.
- Quality standard. The brand puts its name on the result, which usually means stricter specifications and finishes.
- Exclusivity. Projects are limited in number and often gated, with a community of like-minded owners.
- Services. Some projects add concierge, maintenance or rental management linked to the brand.
Why branded homes hold their value
Industry studies of the Marbella market report that branded homes sell and resell at a premium over comparable non-branded properties, because buyers pay for a known standard, limited supply and a name that is easy to recognise when the time comes to sell. The premium varies by brand, location and how much the brand is really involved, so it pays to look beyond the logo: who designed the homes, what the specifications are and who stands behind the project.
Branded residences on the Costa del Sol
Marbella and its surroundings now host projects linked to hotel, fashion and automotive brands, mostly in the form of apartments and penthouses in larger developments. Detached villas with a brand signature are much rarer, which is what makes Tierra Viva stand out.

What to check before buying a branded residence
- The brand’s real role. Design, construction, services or just licensing? Ask what the agreement covers.
- The developer’s track record. Completed projects and financial strength matter as much as the brand.
- Specifications in writing. The specification list should be part of your contract.
- Bank guarantees. For off-plan purchases, every payment before completion must be covered by a bank guarantee.
- Running costs. Community fees and brand services can be higher than in standard developments.
