What are the best areas to buy a luxury villa near Marbella?
Five areas concentrate most of the high-end villa market around Marbella. They are all within about 20 minutes of each other, but they feel very different: some are on the coast and walkable, others are in the hills with more land, more privacy and wider sea views.
| Area | Setting | Lifestyle | Best for |
|---|---|---|---|
| Benahavís | Mountain municipality about 7 km from the coast | Golf, nature, privacy, sea and valley views | Families who want space and new-build homes |
| La Zagaleta | Private estate in Benahavís, about 900 hectares | Two residents’ golf courses, country club, 24-hour security | Buyers who put privacy first |
| Golden Mile | Coastal strip between Marbella town and Puerto Banús | Beach clubs, hotels, restaurants, walkable | Buyers who want the beach and the social life |
| Nueva Andalucía | From Puerto Banús up to the hills that border Benahavís | The “Golf Valley”: Las Brisas, Los Naranjos, Aloha | Golfers who want to be close to Puerto Banús |
| Sierra Blanca | Gated hillside above the Golden Mile | Quiet, close to Marbella town, sea views | Buyers who want a gated home near town |
Why are buyers moving to Benahavís?
Benahavís offers what the coast has run out of: space. It is a mountain village about 7 km from the sea with around 9,000 residents (INE 2024), and its municipality covers the hills between Marbella, Estepona and Ronda. That is where the newest high-end projects are being built, with larger plots and views over the Mediterranean, the valley and the golf courses.
It is also a golf municipality, home to courses such as Marbella Club Golf Resort, La Quinta and the private courses of La Zagaleta. Read more in our guide to living in Benahavís and our page on luxury villas for sale in Benahavís.

What makes La Zagaleta different?
La Zagaleta is a private estate of about 900 hectares inside Benahavís, with two 18-hole golf courses for residents, a country club and 24-hour manned security at its only two entrances (source). It is the reference for privacy on the Costa del Sol. Most homes are large individual villas on big plots, so supply is limited and buyers usually wait for the right resale.
Is the Golden Mile still the best address in Marbella?
For beach life, yes. The Golden Mile runs along the coast between Marbella town and Puerto Banús and is home to some of the best-known hotels and beach clubs in Spain. The trade-off is that land is scarce: most new homes there are apartments, and large villas with gardens rarely come to market.
Why is Nueva Andalucía called the Golf Valley?
Because it is surrounded by golf courses. Nueva Andalucía stretches from the Puerto Banús harbour up to the hills that border Benahavís and is home to Las Brisas, Los Naranjos and Aloha (source). It mixes villas, townhouses and apartments, and is popular with buyers who want golf and Puerto Banús within a few minutes.
What about Sierra Blanca?
Sierra Blanca is a gated residential area on the hillside above the Golden Mile, a short drive from Marbella old town. It is quiet, green and has sea views, but plots are limited and most villas there are resales.
Where does Tierra Viva fit in?
Tierra Viva is in the hills of Benahavís, next to La Zagaleta and Marbella Club Golf Resort. It is a gated community of 53 mansions designed with Automobili Lamborghini and developed by Dar Global, with 24-hour security and a private clubhouse. It combines the privacy and views of the hills with quick access to the coast:
| From Tierra Viva to | Time by car |
|---|---|
| The beaches | 5 minutes |
| Puerto Banús | 12 minutes |
| The Golden Mile | 16 minutes |
| Málaga airport | 45 minutes |
Because it is new-build, buyers choose between four villa types (Esmeralda, Zafiro, Painite and Diamante) instead of waiting for a resale. Compare them on our villas page or read the full Tierra Viva guide.
How do I choose the right area for me?
- Beach or hills? If you want to walk to the beach, look at the Golden Mile. If you want space and views, look at Benahavís.
- New-build or resale? New homes with large plots are mostly in Benahavís. The coast is mainly resale.
- How much privacy? Gated communities such as La Zagaleta, Sierra Blanca and Tierra Viva control who comes in.
- Golf? Nueva Andalucía and Benahavís have the most courses within a few minutes.
- Travel? Check the drive to Málaga airport and to the schools you need.

FAQ
Is Benahavís part of Marbella?
No. Benahavís is its own municipality, next to Marbella and Estepona. Many buyers still search for it as “Marbella” because it is a few minutes from Puerto Banús and the Golden Mile.
Which area near Marbella has the most new luxury villas?
Benahavís. It has more land available than the coast, so most new gated communities of large villas, such as Tierra Viva, are being built in its hills.
Is a gated community worth it?
For many international buyers, yes. Controlled access and 24-hour security mean the home can stay empty for weeks without worry, and shared amenities like a clubhouse add value to daily life.
