How buying a new build villa works in Spain

A new build purchase follows a clear sequence, done directly with the developer:

    Reservation and contract. Signed with the developer, following its official process.

Protections for new build buyers

Spanish law requires money paid on account for a home under construction to be guaranteed by a bank guarantee or insurance, and new homes carry a ten-year structural insurance. Ask your lawyer to check these documents for your unit.

Taxes and costs

New build homes in Spain pay VAT instead of transfer tax, plus stamp duty, notary, Land Registry and legal fees. Your lawyer will confirm the exact figures for your purchase.
