Marbella Property Market 2026: Prices, Buyers and Trends

Tierra Viva Benahavís aerial coast (render)

The Marbella property market in 2026 is moving on two speeds: fewer homes are changing hands than in 2024, but prices keep rising. Asking prices in Marbella were around €5,967/m² in September 2026 (+3.2% in a year) and in Benahavís around €5,602/m² (+6.5%). In the prime areas — the Golden Mile, La Zagaleta, Puerto Banús — asking prices are already above €7,500–8,000/m².

Marbella property prices in 2026

There are two ways to read prices on the Costa del Sol, and they give different numbers. Asking prices (what sellers advertise on portals such as idealista) react first. Notary prices (what buyers actually paid, signed in front of a notary) come later and are lower, because they include every type of home — from older apartments to villas.

The reading is the same in both series: fewer sales, higher prices. Demand has not disappeared; what is missing is product, especially large modern villas.

The prime areas: where prices are highest

Average asking prices in August 2026 in the most exclusive areas of Marbella and Benahavís, according to idealista:

  • Los Monteros: €8,667/m²
  • Golden Mile (Nagüeles–Milla de Oro): €8,336/m²
  • La Zagaleta (Benahavís): €8,040/m²
  • Puerto Banús: €7,521/m²
  • Las Lomas del Marbella Club: €7,463/m²
  • Sierra Blanca: €6,760/m²
  • Nueva Andalucía: €5,620/m²

These are averages for all homes in each area. Individual villas in the best locations sell well above them. Knight Frank’s Wealth Report 2026 put the rise of Marbella’s luxury segment at 8.1% in 2025. Who is buying in Marbella and Benahavís

International buyers dominate. In 2025, according to the notaries, 62% of the homes bought in Marbella and 84% of those bought in Benahavís went to foreign buyers. In Benahavís the top nationalities were British (16%), Swedish (10%), Belgian (9%), Dutch (8%) and German (8%). Across Málaga province, foreigners made 37% of all registered purchases in Q2 2026, more than twice the Spanish average (16%).

New-build supply: the real bottleneck

Almost everything that is sold is second-hand: 97% of the homes sold in Benahavís in 2025 and 91% of those in Marbella were resales. New projects are scarce. In the first quarter of 2026, the Málaga College of Architects approved projects for only 66 new homes in Benahavís and 35 in Marbella, against 540 in Estepona.

That gap explains why prices hold up even with fewer transactions: buyers looking for a modern villa with a garden, pool and views have few options, and almost none that are new. It is also why new-build villas near Marbella and branded residences concentrate so much of the demand at the top of the market.

What it means if you are buying a luxury villa

  1. Do not wait for a price drop that the data does not show. With little new supply, the best plots are reserved first.
  2. Compare price per m² of built area, not only the total price. Terraces, rooftops and plots change the value a lot.
  3. Look at Benahavís as well as Marbella. It has risen more in the last year, it is quieter and greener, and it is minutes from Puerto Banús. See Benahavís vs Marbella.
  4. Budget for the costs of buying. On a new-build you pay 10% VAT plus stamp duty, notary, registry and legal fees. Our guide to costs and taxes of buying a villa in Marbella breaks them down.

FAQ

Are property prices in Marbella still rising in 2026?

Yes. Asking prices in Marbella rose 3.2% in the year to September 2026, and notary prices rose 4.7% in the first quarter of 2026 alone. The number of sales is lower than in 2024, but prices have not fallen.

What is the average price per m² in Benahavís?

Around €5,602/m² in asking prices (idealista, September 2026) and €4,718/m² in prices actually paid (notaries, first quarter of 2026). In La Zagaleta the asking average is above €8,000/m².

Is it a good time to buy a luxury villa in Marbella?

It depends on your plans, but the data points to a market with strong demand and little new supply, especially for modern villas. That usually favours buyers who decide early in a new project, when they can choose the plot and the view.
